Choose DHA Rahbar if you can afford it: you get DHA’s legal standing, a documented possession record and a location 12 km closer to the city. Choose Bahria Orchard only if the budget decides it and you accept that no Orchard phase is on LDA’s approved list. A 5 marla plot averaged about Rs 87.8 lakh in Rahbar and Rs 48 lakh in Orchard in late summer 2026, so Rahbar costs about 80% more. The table above compares both on our seven criteria.
DHA Rahbar is DHA Lahore’s Phase XI. DHA is a statutory authority that approves its own plans, so LDA approval doesn’t apply. One exception: Sector V, the former KEMC society, was still being merged into DHA in December 2025.
Bahria Orchard is a private scheme that needs LDA approval, and none of its phases appears on LDA’s list as reproduced in 2021 and 2025. LDA warned in 2015 that Phase II was unapproved. See our Bahria Orchard review.

From June 2021, Rahbar’s 5 marla average rose 61% to Rs 87.8 lakh (September 2026), and Orchard’s rose 56% to Rs 48 lakh (August 2026). Both were nearly flat from 2023 to 2025; Rahbar has since moved up to a record, while Orchard is back about where it was at the end of 2023. For 10 marla it’s about Rs 1.87 crore in Rahbar against Rs 77.8 lakh in Orchard.
Rahbar’s possession record comes from DHA’s own notices: Sectors I and II by 2016-18, Sector III in 2022 and Sector IV’s 4,944 plots from December 2023, several of them two to three years late. Orchard’s comes from Zameen’s reporting: Phases 1 to 4 by January 2021, with Phase 5 still being developed in 2022.
In Rahbar, DHA supplies and meters water and sewerage, and issues gas connection NOCs. In Orchard, electricity comes through Bahria’s bulk LESCO connection, which LESCO cut on 27 November 2025, with Orchard owing Rs137 million. Neither has an SNGPL source on gas coverage.
Rahbar is off New Defence Road, about 13 km by road from Thokar Niaz Baig. Orchard is further south on Raiwind Road, about 25 km away.
Orchard has the bigger market: about 1,550 plots listed on Zameen on 7 October 2026, against 864 in Rahbar. Rahbar sales go through DHA’s formal transfer process, at Rs 10,000 per marla.
