A 5 marla plot averaged about Rs 48 lakh in asking prices in August 2026, roughly the same as at the end of 2023. It’s further out too: about 25 km by road from Thokar Niaz Baig.
Not on the record we could check. LDA’s list of approved schemes, as reproduced by Zameen in March 2021 and by Pakistan Observer in May 2025, has two Bahria entries, Bahria Town Sector A and Safari Town, and no Bahria Orchard phase.
Some estate agents say Phase 1, or its Northern Block, is LDA approved. None of them shows an LDA letter or notification. We couldn’t open LDA’s own website to check the current list.
For the older phases, yes. All of this comes from Zameen’s reporting, not from an official Bahria or LDA record:

A 5 marla plot rose from about Rs 30.7 lakh (June 2021) to Rs 46.3 lakh (June 2023), then stalled. It dipped to Rs 44.2 lakh in mid-2025 and was about Rs 48 lakh in August 2026, only 4% above mid-2023. With inflation, that’s a fall in real terms.

Electricity comes through Bahria’s bulk LESCO connection, which Bahria redistributes. On 27 November 2025 LESCO cut power to Bahria’s Lahore societies over unpaid dues; Dawn reported that Bahria Orchard alone owed Rs137 million. Supply came back the next day after payment.
On gas and water, we found only promotional and agency claims, with no SNGPL record or news report, so we can’t confirm either.
Bahria Town (Private) Limited, which also built Bahria Town Lahore. Phases 1 to 4 have been delivered and are inhabited. But the Orchard’s own history includes phases sold before LDA approval, Phase 2 marketed while its land was still being bought (2015), and delayed possession in Phase 3.
The developer’s wider troubles also matter, because services here depend on its finances. In 2019 the Supreme Court accepted Bahria’s Rs460 billion offer to settle the Karachi land case, and by November 2023 Bahria had stopped paying instalments. In 2025 NAB auctioned some of its assets.
Zameen showed about 1,550 plots for sale in Bahria Orchard on 7 October 2026, and its price index has run without a break since 2011. That points to a working resale market, but we found no data on how long plots take to sell.

Suits: Buyers on a tight budget who want a lived-in gated community and accept the legal risk, in Phases 1 to 4 where houses already stand.
Avoid if: You need a plot whose LDA approval you can prove, or you are buying a Phase 5 file or open form as an investment.

Not on the official record we could check. No Bahria Orchard phase appears on LDA's approved-schemes list as reproduced in March 2021 and May 2025. Agents say Phase 1 is approved but show no LDA document. Ask LDA to confirm your exact block in writing.
LDA publicly warned in November 2015 that Phase II was unapproved and being marketed illegally. We found no later LDA document approving it.
Zameen's asking-price index averaged about Rs 48 lakh across all phases in August 2026, about where it was at the end of 2023.
Zameen reported possession in Phase 1 by early 2017, Phases 2 and 3 by late 2018 and Phase 4 by January 2021. Phase 5 was still being developed in April 2022, and we found no neutral update since.
