Methodology
How we score housing societies
Every society on which.pk is scored on the same seven criteria, from 0 to 10, using evidence we can link to and date. No society or developer pays for a rating, a ranking or a place in a review.
The seven criteria
Each criterion gets its own score and a one-line reason. The overall score is the average of the criteria we have evidence for, and we only show it when at least four criteria are scored.
- Legal status: approval from LDA, RUDA or the relevant authority, NOCs, with the source document and its date.
- Possession and development: how much is developed and whether possession has been given.
- Price and appreciation: price per marla now compared with 1, 3 and 5 years ago.
- Utilities: whether gas, electricity and water are available, partial or only promised.
- Developer track record: past projects delivered or stalled, complaints and court cases.
- Location: distance to motorways, hospitals, schools and commercial areas.
- Resale liquidity: how easy it is to sell, judged by listing volume and time to sell.
Evidence and dates
Every factual claim carries a source and an "as of" date. Approval status comes from the approving authority's own lists or notices where they exist, then from reputable news. Prices come from dated listing samples and price indexes.
When we can't find evidence for a criterion, we show "Not enough evidence yet" instead of guessing.
Site visits
Reviews based on public records and listings say so on the page. When a site visit has been done, the review shows the date of the visit.
The Which verdict
Each review ends with a verdict: who the society suits, who should avoid it, and the main risks.
Corrections
Facts change. If you spot something out of date, tell us and we'll check it and update the date on the page.
