Choose Bahria Town Lahore if you can stretch the budget: it has two entries on LDA’s approved list, it’s closer in, and more plots change hands. Choose Bahria Orchard only if price decides it and you accept that no Orchard phase is on the LDA list we could check. Both are private schemes that need LDA approval. LDA’s list, as reproduced in March 2021 and May 2025, names Bahria Town Sector A and Safari Town, and no Bahria Orchard phase.
Neither society is clean beyond that. LDA warned in 2015 that Bahria Town’s Sectors D, E and F were unapproved, and in the same year that Orchard Phase II was unapproved. Agents in both societies claim later approvals but show no LDA documents. Whichever you choose, get LDA to confirm the exact block in writing. From June 2021 to August 2026, Orchard’s average 5 marla asking price rose 56% and Bahria Town’s 46%. But both have gone almost nowhere since mid-2023: Bahria Town is up about 1% and Orchard about 4%, which means both have lost value after inflation.
For 10 marla, the gap is wider: about Rs 77.8 lakh in Orchard against Rs 1.46 crore in Bahria Town (August 2026).
Bahria Town is older and more built up. Orchard’s Phases 1 to 4 had possession by January 2021, according to Zameen, but Phase 5 was still being developed in April 2022, and we found no neutral update since. Avoid Phase 5 files and open forms unless you can see a plot number on the ground.
Both get electricity through Bahria’s bulk LESCO connection, not individual LESCO meters. On 27 November 2025 LESCO cut power to Bahria’s Lahore societies over unpaid dues; Dawn reported Orchard alone owed Rs137 million. Supply came back the next day. In Bahria Town, water stopped too, because the pumps run on the same supply. Neither society has an independent, dated source on gas.
Bahria Town is off the Canal Bank Road extension, about 17 km by road from Thokar Niaz Baig. Orchard is further south on Raiwind Road, about 25 km. That’s 8 km more each way on a daily commute.
On 7 October 2026 Zameen listed 1,883 plots for sale in Bahria Town Lahore and about 1,550 in Bahria Orchard. Both have unbroken price histories on Zameen, so both have working resale markets. We found no data on how long plots take to sell in either.
