# Lake City Lahore review: LDA status, prices and what's unproven

## Summary

Lake City is an established society off Raiwind Road next to the Ring Road, about 17 km from Thokar Niaz Baig. LDA's approved list names 'Lake City Bella Vista' (7,514 kanals) and, in a November 2025 copy, a separate 'Bella Verde' scheme, but the society is marketed as about 2,000 acres and no source shows which sectors are covered. A 5 marla plot averaged about Rs 1.15 crore in asking prices in August 2026, up 38% in a year. Utilities rest on developer claims only.

Lake City has a better paper trail than most private societies in south-west Lahore: its named schemes are **on LDA's approved list**. But the list covers less land than the society is sold as, and no public source shows which sectors fall inside the approval. A 5 marla plot averaged about **Rs 1.15 crore** in asking prices in August 2026, **up 38% in a year**. It sits next to a Ring Road interchange, about 17 km from Thokar Niaz Baig.

## Is Lake City LDA approved?

Partly confirmed. LDA's approved-schemes list, as reproduced by Zameen in March 2021 and Pakistan Observer in May 2025, names **Lake City Bella Vista** at 7,514 kanals, about 939 acres. A November 2025 copy shows four Lake City entries:

- Bella Vista (revised)
- Bella Vista (partial revision)
- Bella Vista (**approval of unapproved pockets**)
- a separate **Lake City Bella Verde** housing scheme

The last two matter. "Unapproved pockets" means some land was outside the approval at some point. And the society is marketed as about **2,000 acres** (Zameen's guide says over 2,400), more than double the Bella Vista figure. Bella Verde's size isn't given, and no source maps the scheme names to Lake City's M-sectors.

**Before you pay a token:** Ask LDA to confirm that your sector and plot are inside an approved Lake City scheme. "LDA approved" on an advert covers the society's name, not necessarily your plot.

## Has possession been given?

The society is long inhabited, with a mall and a golf course. The developer markets sectors M-6, M-7 and M-8 as developed, with M-8 "recently developed".

It was slow to get here. In July 2014, ten years after launch, the Express Tribune found no houses in M2 and M2A, most of M3 undeveloped and farmed, ownership transfers overdue in several sectors and no grid station. We found no neutral, sector-by-sector update since.

## What does a plot cost now?

These are Zameen's averages of resale asking prices.

A 5 marla plot averaged Rs 52.4 lakh in June 2021, about Rs 80 lakh in June 2025, then jumped to about **Rs 1.15 crore** in August 2026. Prices were flat from early 2024 to mid-2025, so most of the rise came in the last year.

A 10 marla plot went from Rs 1.10 crore to about **Rs 2.40 crore** over the same period.

The developer sells new plots for much more: in October 2026 its website quoted about Rs 1.5 to 2 crore for 5 marla and Rs 3 to 4 crore for 10 marla. If you buy from the developer, you're paying well above what resale sellers are asking.

## Gas, electricity and water

We can't score this. The developer says older sectors have gas pipelines and underground electricity, but we found no SNGPL, LESCO or news source to confirm it, or to say whether residents are billed by LESCO directly. We found nothing reliable on water.

## Who is behind it?

**Lake City Holdings**, part of the Ejaz Group led by **Gohar Ejaz**, a textile industrialist who served as a caretaker federal minister in 2023-24. The society launched in 2004. Early backers pulled out, and as the 2014 report shows, it took years to deliver. The Ring Road, opened alongside it in 2018, improved access. We found no court rulings against the society, though we didn't search court databases.

## How easy is it to resell?

Zameen listed **1,313 plots** for sale on 7 October 2026 (410 of them in M-7), against 1,883 in Bahria Town Lahore. Zameen's price index for Lake City has run since 2015. We found no data on how long plots take to sell.

## Where is it?

Off Raiwind Road in Tehsil Raiwind, beside the Ring Road's SL-III interchange. By road it's about **17 km from Thokar Niaz Baig** and 29 km from the GPO, about the same as [Bahria Town](/property/lahore/bahria-town-lahore/) and closer than [Bahria Orchard](/property/lahore/bahria-orchard/). **Main risks:** LDA approval covers named schemes; which sectors they include isn't public. Prices jumped 38% in a year; fast rises can reverse. No independent evidence on gas, electricity or water. The developer's own prices are well above resale averages.
