Phase I, on Raiwind Road about 6 km from Thokar Niaz Baig, Premier Enclave and Phase II (Jia Bagga Road) appear on LDA's approved list as reproduced in November 2025. Phase III's '100% LDA approved' claim comes only from the developer, and Phase IV makes none. A 5 marla plot in Phase 1 averaged about Rs 1.07 crore in asking prices in August 2026; Phase 2 averaged Rs 53.4 lakh. There's little independent reporting on the developer or utilities. "Etihad Town" is really **four separate sites**, and the answer to "is it LDA approved?" depends on which one. **Phase I, Premier Enclave and Phase II** appear on LDA's approved list as reproduced in November 2025. **Phase III's** approval is only the developer's claim, and **Phase IV** makes none. A 2023 sponsored article said Phase II was "technically approved as Arcos Housing Scheme", so your Phase II paperwork may carry that name. Etihad Town wasn't on the April 2025 list of illegal schemes we checked. **Phase III and IV buyers:** Neither phase is on the LDA lists we found. Ask the developer for the LDA approval letter and its number, and confirm it with LDA, before you pay an instalment. ## Has possession been given? According to the developer, Phase I and Premier Enclave are delivered, and Phase II has possession in Blocks A to D and its Overseas Block, with first possession in 2023. Phases III and IV are still off-plan, with ballots ahead in their payment plans. Every possession claim we found comes from the developer or sponsored articles; we found no independent site report. ## What does a plot cost now? This is Zameen's asking-price index for Etihad Town on Raiwind Road, mostly Phase 1. A 5 marla plot rose from Rs 68.8 lakh (June 2021) to a peak of about Rs 1.14 crore (October 2023), fell to Rs 93.2 lakh by June 2025, and was about **Rs 1.07 crore** in August 2026. That's more than Bahria Town Lahore's Rs 79.5 lakh in the same month. A 10 marla plot averaged about **Rs 2.08 crore** in August 2026. **Phase 2 is much cheaper and shakier.** Its 5 marla average dropped from Rs 61.3 lakh (June 2023) to Rs 42.8 lakh (June 2025) and recovered to **Rs 53.4 lakh** in August 2026. Some of that swing may come from changes in which listings Zameen counted. The developer's own prices are higher than both: about Rs 1.2 crore for a Phase I 5 marla and Rs 69.25 lakh for Phase II, as listed on its website in October 2026. ## Gas, electricity and water We can't score this. The developer mentions underground electricity in Phases I, II and IV, but we found no LESCO, SNGPL or resident source. We also couldn't find out whether homes have their own LESCO meters or share a developer bulk connection, which matters: when Bahria fell behind on its bulk bill in November 2025, LESCO cut supply to its whole society. ## Who is behind it? **Etihad Group**, trading as Etihad Real Estate. It lists eight projects in Lahore, Sialkot and Rahim Yar Khan. Its independent record is thin: - Nearly all news coverage we found was launch, ballot and possession promotion. - One Zameen guide names a different developer, "Union Developers". - The leadership section of the developer's website showed placeholder text when we checked in October 2026. We found no reports of complaints, court cases or LDA action, but our search for them was limited, so this isn't proof there are none. ## How easy is it to resell? On 7 October 2026 Zameen listed **710 plots** in Etihad Town (569 of them in Phase 1) and **642** in Phase 2. Price indexes run since 2017 for Phase 1 and 2020 for Phase 2. We found no data on time to sell. ## Where is it? The map shows Phase I, beside Raiwind Road about **6 km by road from Thokar Niaz Baig** and 18.5 km from the GPO. Phase II is about 13 km away on Jia Bagga Road near Ferozepur Road; Phases III and IV are near the Ring Road's Adda Plot interchange. 'Etihad Town' means four sites; prices and distances differ by phase. Phase 2 asking prices fell sharply from 2023 to 2025. Thin independent record on the developer. ## Questions people ask ### Is Etihad Town LDA approved? Phase I (1,614 kanals at Rakh Khamba), Premier Enclave and Phase II appear on LDA's approved list as reproduced in November 2025. We found no LDA record for Phase III or Phase IV. ### Is Etihad Town Phase 2 LDA approved? 'Etihad Town Phase-II' (Mouza Jedu) appears on the November 2025 copy of LDA's list. A 2023 sponsored article said it was technically approved under the name 'Arcos Housing Scheme', so check which name is on your allotment. ### Is Etihad Town Phase 3 LDA approved? The developer says so, but cites no LDA letter, and Phase III isn't on the reproduced LDA lists we found. Ask LDA to confirm before paying. ### Where is Etihad Town Phase 2? On Jia Bagga Road near Ferozepur Road and the Ring Road, about 13 km from Phase I, which is on Raiwind Road. ### How much is a 5 marla plot in Etihad Town?
